Selling a home
A well-prepared, well-priced home sells faster and with fewer surprises. Here's how the process works.
- Find out what your home is worthI prepare a comparative market analysis based on recent nearby sales, active competition and your home's features. Request yours here.
- Make a planWe agree on timing, list price strategy and what to do before listing. You sign a listing agreement that sets out the terms of our work together.
- Prepare the homeSmall repairs, decluttering, a deep clean and sometimes staging make a big difference in photos and showings. I'll help you focus on what's worth doing and skip what isn't.
- Disclosures and inspectionsCalifornia sellers must disclose known facts about the property. Many sellers also order inspections up front so buyers can make strong offers with confidence.
- Go to marketYour home goes on the MLS, which feeds the major home search sites, with professional photos, a strong description, showings and open houses.
- Review offers and negotiateWe compare offers on more than price: financing, contingencies, timing and the buyer's strength. I negotiate on your behalf and explain your options.
- Escrow and closingI coordinate with the buyer's agent, escrow and lender so deadlines are met. At closing, the sale records and your proceeds are paid out.
