Buying a home

Buying a home is a big step. Here's what the process looks like, so you know what's coming and what to ask.

  1. Start with a conversationWe talk about what you want: location, budget, timing, must-haves and nice-to-haves. There's no cost or commitment to this first chat.
  2. Get pre-approvedA lender reviews your income, savings and credit and tells you how much you can borrow. A pre-approval letter shows sellers you're ready, and it keeps your search focused on homes that fit. Try the mortgage calculator to see how price, rate and down payment change your monthly payment.
  3. Agree on how we'll work togetherBefore we tour homes, we sign a written buyer representation agreement. It spells out what I'll do for you and how I'm paid, so there are no surprises later.
  4. Tour homesI'll set up a search with new-listing alerts, schedule showings and point out what to look for (and look out for) in each home and neighborhood.
  5. Make an offerTogether we decide on price, deposit, timeline and contingencies, based on recent comparable sales and how competitive the market is for that home.
  6. EscrowOnce your offer is accepted, a neutral escrow company holds funds and documents. During this period you review seller disclosures, schedule inspections, and your lender orders an appraisal and finalizes your loan. Contingency deadlines matter here, and I'll keep track of them with you.
  7. Final walk-through and closingShortly before closing you walk through the home to confirm its condition. You sign final documents, funds are transferred, the sale records, and you get the keys.
